JLL is the property management company of Swan Office & Technology Park

International advisory firm JLL has been selected by the new owner of the SWAN Office & Technology Park as property and asset manager of the office building located in the North part of Bucharest. JLL's responsibilities comprise maintaining excellent relations with tenants and extensive operational management services including overseeing subcontractors and maintenance costs.

”This is the second contract won by the JLL’s Property Management Department in the last 4 months. With this contract, the managed portfolio of the JLL in Romania grew at more than 200.000 sqm. SWAN Office & Technology Park is one of the most interesting office projects in Bucharest. The building offers very good working conditions, so it managed to retain majority of the tenants even if the competition with other areas in Bucharest is growing”, comments Mariana Stamate, Head of Property Management Department for JLL Romania.

Swan offers a total of 29,124 sq.m of office and commercial space in 3 buildings and among the main tenants are Dante International, Flanco Retail, Fashion Days, Mercedes-Benz, Tecnoservice, BIC, Renovatio, etc.

SWAN Office & Technology Park was developed by Chayton Capital LLP, after an investment exceeding €50 million, and inaugurated in the second quarter of 2011, being the first project in Romania to achieve a “Post Construction” certificate under the BREEAM Europe 2009 regulations (“Very Good” rating). With a total of 29,124 sq m of office and commercial space, SWAN represents the first Business & Technology Park in Bucharest and the first Green Building in Pipera.

The office project has been in insolvency since March 2013, and last year the insolvency administrator has sold the project to Smartown Investments.

JLL is currently managing a portfolio of properties with a total size of 203,000 sqm, among which Colosseum Retail Park, Liberty Center, Green Gate office building and 9 industrial projects.
